I am a multi licensed real estate broker and I can help you open a real estate company whether you have a real estate license or not. In five years I've opened over 50 companies in Florida. "You don’t have to have a broker’s license." You just need to have a broker working for your company. A broker is the person who will guide you and qualify your company for a license.
Here is an overview of the way it works and the requirements to own your own real estate company in the State of Florida. In most cases a real estate broker will charge $100.00 per closing/sale. I will be your companies Qualifying Broker / Broker of Record. In all cases you pay for the incorporation in Florida if you do not have a LLC or Corp already. The Broker must appear as a manager for an LLC or director/officer if you form a corp. There can NOT be any real estate associates on either a corp. or LLC. I always suggest that if you are an associate, you have someone you trust open and own the corp. /llc if you have an associate's license.
There are also two DBPR (Dept. of Business and Professional Regulation) fees, the first is to register the company as a real estate company and the second is for the broker's license which is specific to your company. Each is $77 and is paid directly to DBPR. I will do the filings with DBPR for you. Your company will need to carry E and O (Errors and Omissions) insurance. The E and O insurance protects you and your company in the event there is a law suit. You may also want to have the company join your local Realtor's Association (MLS). We will need to contact the local Realtor Association in you area to find out what the fee is for both the company and the Broker to join. All of this may sound like a lot of work, but I can guide through all of the aspects of starting your own your real estate company.
