How do you qualify? You only need to meet two qualifiers:<br>
<br>
§	You have to have a hardship. Examples of hardships are: loss of income, a cut in hours, a job loss in your household, medical bills, house upside down (i.e. the market value has dropped so you now owe more than your home is worth). There are many hardships and most Americans have at least one at the moment.<br>
<br>
§	You have to have some kind of income in the household<br>
Many sources of income qualify, such as regular wage pay, income as an independent contractor, commission earnings, social security / disability income, etc. <br>
<br>
You can be up to date or behind on your mortgage payments - it does not matter to qualify for a loan modification.<br>
<br>
You can have a high or low credit score – it does not matter to qualify for a loan modification.<br>

The stencil is repeated in a pattern, giving the walls the appearance of "brocade" fabric. </span><br><span></span><br><span></span><b><span>Canopy or tented ceiling</span></b><span>: A trompe l'oeil painting on ceilings depicting the inside of a canopy or striped tent. </span><br><span></span><br><span></span><b><span>Children's Murals</span></b><span>: Baby nurseries and children's rooms are perfect places to apply murals, either on the walls, ceilings or floors. Technically, wood-graining, marbleizing, or other painted finishes that are replicating a natural material are faux finishes. However, this term has become an umbrella name to describe all painted decorative finishes. </span><br><span></span><br><span></span><b><span>Faux Wood Grain:</span></b><span> creating the illusion of wood using tools and paint. </span><br><span></span><br><span></span><b><span>Fresco:</span></b><span> An ancient mural technique using wet pigments as paint on un-cured plaster. Golds, silvers and bronzes are used over different colored base coats to achieve the appearance of antique gold, burnished bronze or shimmering silver. </span><br><span></span><br><span></span><b><span>Murals:</span></b><span> A mural is defined as a painted picture on a wall or ceiling. </span><br><span></span><br><span></span><b><span>On-Location Sample:</span></b><span> A sample of the finish intended for the walls or ceiling is painted on a section of the wall in the room so that client can approve the finish before the entire room is treated. Better accuracy in color selection and texture is achieved when sample is done on the same walls and over the same base coat that the rest of the finish will be applied onto. </span><br><span></span><br><span></span><b><span>Opaque paint layers:</span></b><span> Any paint finish layer that is made from a pastel base paint with titanium pigment will soften and possibly lighten the affect of the decorative paint finish. Opaque paint finish layers allow the faux finisher to correct and soften the previous layers. </span><br><span></span><br><span></span><b><span>Opentime:</span></b><span> This is a faux finish term used to describe the time available to work a technique before the paint dries. Opentime&trade; is also a product used as an additive to any water-base paint to lengthen the drying time. They will also affect the final look and appearance of the room. Paint sheens vary from flat (a non reflective, dull finish) to high gloss. </span><br><span></span><br><span></span><b><span>Patina:</span></b><span> A thin greenish layer that forms on copper or copper alloys, such as bronze, as a result of long exposure to the elements and often valued aesthetically for its color. Stripes can be applied with a subtractive technique and in a subtly contrasting sheen creating a soft and rich effect. </span><br><span></span><br><span></span><b><span>Subtractive technique:</span></b><span> Any paint technique that is first applied and then "subtracted" with a sea sponge, rag, plastic bag, or other tool, creating a subtly textured effect. </span><br><span></span><br><span></span><b><span>Texture:</span></b><span> Paint finishes create various degrees of 2-dimensional texture by adding or subtracting gently contrasting color paint in the techniques described above. 2-dimensional texture adds warmth, character, and depth to an interior. </span><br><span></span><br><span></span><b><span>Transparent paint layers: </span></b><span>Any paint finish layer that is made from a neutral base or glazing liquid will be semi-transparent and will darken the finish with each additional layer. When you have a room painted, the painter used "production" tools like rollers or a spray rig, and covers a large area quickly (usually an average of 300 square feet per hour). The painter can usually get by with one coat of paint. If he or she is going over a light color with a dark one (white to dark blue, for instance), or a dark color with a light one (i.e. dark blue to white), he or she will probably have to go around the room twice, once to prime, the other to paint. In general, faux finishes are "layered," meaning that the artisan does the decorative painting more than one time around the room. Also, faux finishes require a protective coat so that the surface can be cleaned without fading or removing the finish.As you can see, faux finishing requires more time and energy than painting. 1.	Prior to signing a contract, I visit the house you are interested in listing for rent.  I will address the positive features of the house and will suggest the improvements that need to be done to the property in order to make it more desirable.<br>

2.	Inspection of the neighborhood to tell potential tenants the advantages of living in that neighborhood: location, proximity to main streets or schools, etc<br>
<br>
3.	Marketing analysis of other rental properties in your neighborhood, and how they compare against yours.  At this point, I will suggest a price at which the house could rent.<br>
<br>
4.	Signing of the contract.    <br>
<br>
5.	Marketing of the property in more than 40 websites and FOR RENT sign in front of the property if that is allowed.  Your house will also be listed in the MLS (Multiple Listing Service).  Here, every licensed Real Estate Agent will have access to this information, and will be able to show it to his clients.  I will offer a commission to the Agent that brings a tenant.  This commission will come out of my own commission.<br>
<br>
6.	Screening of potential tenants.  Background and criminal history, credit history, eviction history, income, etc.<br>
<br>
7.	I will present every potential tenant to you before signing the lease agreement.<br>
<br>
8.	Signing of lease agreement.  The lease agreement that we use is prepared by an attorney.<br>
<br>
9.	Collection of the first month’s rent, security deposits and transfer of utilities in advance of the tenant receiving keys.<br>
<br>
10.	Firm rent collection including posting of 3 day demand notices and effecting evictions as necessary if full property management.<br>

<p>My name is <strong><span>John Elwell</span></strong> and I arrived in this&nbsp;area in 1982 and taught school for 20 years before making a career change and becoming a REALTOR. As you can imagine, after so many years, I know this area pretty well. <p><strong>For buyers</strong>, my adeptness with our regional multiple listing service (MLS) can make your home searches a lot easier. You have probably already found that many of the sites on the internet are way outdated and their listings&nbsp;have already been sold. With my direct access to the MLS and my ability to automatically notify you when a home enters the market that meets your personal requirements can make your life a lot simpler. Instead of your computer making you work, mine will do the work for you. I also try to be very flexible, so it is not uncommon for me to show homes to buyers over weekends, during evenings, etc</p>
<p>If you are a <strong>property seller</strong>,I challenge you to find anyone in the area that does as much as I do on the internet. This blog is&nbsp;just one&nbsp;example. I have 3 others as well. Not to mention my Zephyrhills Bulletin Board where local people can post messages and read about what is happening in the area, including the homes I have for sale. Of course I also have my own webpage with useful links for both buyers and sellers. <span>When you list your home with me, it takes me well over a day to place it on the 40+ sites I use.</span> Over <strong>80%</strong> of home buyers begin looking on the internet and the more times they run into your home the greater the chance will be that they will want to take a look. </p>
<p>And speaking of looks, I load my sites with as many pictures as they will allow. Not just of your home, but if it is an subdivision, I put in pictures of the pool, clubhouse, tennis courts, etc. Afterall, the potential purchasers are buying into a community, not just a house. <p>All agents today will tell you that your home will appear on the web. But often this is not due to any special effort on their parts. It is just an automatic feed from the main MLS computers. If the listings are not enhanced with more descriptive text and more photos, they will appear less attractive than those of agents like myself who go to greater lengths to let the public know how great your home is and make them&nbsp;eager to tour it. I also tell my sellers that I use so many sites that it is like putting a sign on every corner in their neighborhood. When someone is looking for a home on the internet, with so many sites it is more likely that they will find yours in the searches they are conducting.</p>
<p>One last point, I try to be very flexible. I realize that most people have to work during the week or have better things to do. That is why I am not a nine-to-five REALTOR. I often show homes over the weekend or during evening hours. I also tell customers that they can <span><strong>call me from 9 AM to 11 PM, seven days a week</strong></span>. Most do not believe me, but every once in a while someone will call me at 10 PM and I am more than pleased to chat with them. Not all agents will do that. For me, it is no problem!</p>
