HOW DO I WORK?
1. Prior to signing a contract, I visit the house you are interested in listing for rent. I will address the positive features of the house and will suggest the improvements that need to be done to the property in order to make it more desirable.
2. Inspection of the neighborhood to tell potential tenants the advantages of living in that neighborhood: location, proximity to main streets or schools, etc
3. Marketing analysis of other rental properties in your neighborhood, and how they compare against yours. At this point, I will suggest a price at which the house could rent.
4. Signing of the contract.
5. Marketing of the property in more than 40 websites and FOR RENT sign in front of the property if that is allowed. Your house will also be listed in the MLS (Multiple Listing Service). Here, every licensed Real Estate Agent will have access to this information, and will be able to show it to his clients. I will offer a commission to the Agent that brings a tenant. This commission will come out of my own commission.
6. Screening of potential tenants. Background and criminal history, credit history, eviction history, income, etc.
7. I will present every potential tenant to you before signing the lease agreement.
8. Signing of lease agreement. The lease agreement that we use is prepared by an attorney.
9. Collection of the first month’s rent, security deposits and transfer of utilities in advance of the tenant receiving keys.
10. Firm rent collection including posting of 3 day demand notices and effecting evictions as necessary if full property management.
